The design brief called for a sleek structure with a high-end fit-out to provide high quality living and a unique architectural outcome. The end result is a juxtaposition between the futuristic appeal of the exterior and the back-to-basic elements of the central courtyard. With generous space throughout the floor plans and slick kitchens, the design targets downsizers who want to stay in the luxurious location of North Balwyn.

NoBa is modern and sculptural in its design, with clean lines and sweeping curves creating a striking architectural statement with bold contrasts and a focus on raw and natural materials.
Working within site dimensions that were challenging for a residential project and constraints to the east and west boundaries, DKO worked to include high quality amenity for the residents by turning the development in on itself and creating a central courtyard, ensuring equal access to light and natural ventilation throughout.
Curvaceous walls and joinery intersect with bold geometric forms through the interior design. Porcelain benchtops with marble wraparounds, warm timber floors and high-quality appliances and fixtures combine to create superior contemporary interiors. Natural light floods the open plan living spaces throughout the well-proportioned apartments. Two of the 60 premium dwellings link to private rooftop decks via sculptural spiral stairs. Rounded feature walls and mirror surrounds bring a softness to the bathroom interiors with stone and a hint of precious metals enhancing the luxury feeling.
Each one, two and three-bedroom apartment features balconies that overlook this verdant central garden or views across the leafy surrounds of North Balwyn.
